What a mortgage agent does

A mortgage agent works on behalf of a licensed mortgage brokerage, helping borrowers finance purchases, refinances, renewals and equity take-outs. The agent gathers the application and documents, compares options across the brokerage's lenders, submits the deal and works through conditions to funding. In Ontario, FSRA licenses agents in two classes. A Mortgage Agent Level 1 deals only with financial institutions and approved National Housing Act lenders, while a Mortgage Agent Level 2 may also deal with other lenders, including private individuals.

Which licence you need depends on your deal mix. A brokerage that places private mortgages needs Level 2 agents, and Level 2 requires its own education program plus at least 12 of the previous 24 months licensed at Level 1. Beyond the licence, the strongest agents have steady referral sources, explain options clearly to borrowers and keep files complete. Finch screens for all of this before you spend time interviewing.

Hiring a mortgage agent: common questions

Should we hire a Level 1 or a Level 2 mortgage agent?

If your brokerage places only with financial institutions such as banks and credit unions, or with approved NHA lenders, a Level 1 agent can do the work. If you place private mortgages or use other lenders, you need Level 2. Level 2 agents can also work toward a broker licence later. We define the right licence with you before the search starts.

Can a newly licensed agent succeed without a referral network?

Some can, if your brokerage supplies leads and training. Newly licensed agents often do well on teams where a senior agent or broker passes them business and reviews their files. If you need an agent who generates their own deals from the first week, we focus on candidates with established realtor and client referral sources.
